Job Description/Requirements
An Estate located in Nairobi is seeking to recruit the services of a property officer/estate management officer.
The Property officer is responsible for the direct management oversight of the estate properties and assets. The goal is to maximize asset value, customer satisfaction and revenue.
DUTIES AND RESPONSIBILITIES
• Service charge management i.e. managing service charge collections from tenants & owners, establishing reasons for late payment or non-payment of rent, issuing demand letters to tenants and locking property after failure to observe demand letter.
• Preparing, presenting, and managing budgets, preparing monthly management accounts and annual financial statements.
• Managing the daily operations of the estate including ground staff schedules, upkeep, bookings, all maintenance, repairs, and renovations to buildings and estate grounds.
• Supervising all ground and house staff and providing training, day-to-day feedback, and performance reviews. Overseeing smooth running of estate, working directly with estate management committee to plan and execute a management plan of the properties and common grounds
• Communicating with and manage any tenants complaints and queries
• Ensuring that the estate grounds maintained and all practical equipment is running smoothly
• Managing utilities, creating maintenance schedule and ensuring principal receives competitive quotes on any repairs
• Acting as first point of contact for staff ,contractors and in cases of emergency (i.e. alarm going off, pool leaking)
• Management of all suppliers , outsourced services and statutory obligations while ensuring all payments are made on time.
• Management of estate assets and ensure relevant records and service schedules are kept up to date at all times.
REQUIREMENTS
• Degree or Diploma in Business Field, Real Estate or related qualifications
• 3 years experience in property management including the coordination of housekeeping, maintenance, and renovations
• Proven ability to manage staff and oversee busy and large properties
• CPA II , strong book keeping , finance and commercial awareness
• The ability to be on call at all times, including evenings, weekends, and holidays
• Strong communication and negotiation skills and proficient with MS Office packages with competent general computer skills.
