Usd 3,000 Net. Equivalent To Kshs. 390,000 -Net Plus Company Paid Accommodation And Other Generous Benefits
Duties:
Property Manager Main Role Is To Provide Strategic And Operational Leadership For The Property Division, Overseeing A Diversified Portfolio Of Commercial And Residential Assets To Maximize Occupancy, Revenue Generation, And Asset Value.
The Role Ensures Compliance With Legal, Safety, And Quality Standards While Enhancing Tenant Experience And Driving Sustainable Financial Performance.
He/She Will Perform The Following Responsibilities:-
● Strategic Leadership: Develop And Execute Property Management And Asset Optimization Strategies Aligned With The Groups Overall Business Objectives. Drive Portfolio Growth Through Acquisitions, Leasing Strategies, And Value Enhancement Initiatives. Identify Opportunities For Portfolio Expansion, Redevelopment, And Yield Improvement. Provide Strategic Insights On Market Trends, Pricing, And Positioning.
● Operational Management: Oversee The End To End Management Of All Commercial And Residential Properties Within The Portfolio. Ensure Efficient Property Operations, Including Maintenance, Repairs, And Capital Improvements. Establish And Enforce Service Standards To Ensure High-Quality Property Management. Implement Preventive Maintenance Programs To Optimize Asset Lifecycle And Reduce Long-Term Costs.
● Financial Management & Performance: Develop And Manage Annual Budgets, Forecasts, And Cash Flow Projections For The Property Portfolio. Monitor Financial Performance Against Targets, Including Rental Income, Occupancy Rates, Arrears, And Operating Costs. Review And Validate Monthly Financial Reports To Ensure Accuracy And Compliance. Drive Cost Optimization Initiatives While Maintaining Service Quality And Asset Value.
● Leasing & Tenant Management: Oversee Leasing Strategies, Negotiations, Renewals, And Occupancy Optimization. Ensure All Tenants Operate Under Valid, Compliant Lease Agreements. Foster Strong Tenant Relationships To Enhance Retention And Satisfaction. Manage Escalations, Disputes, And Complex Tenant Matters Professionally And Efficiently.
● Compliance & Risk Management: Ensure Full Compliance With Applicable Property Laws, Regulatory Requirements, Health & Safety, And Environmental Standards. Identify, Assess, And Mitigate Risks Associated With Property Operations And Asset Management. Maintain Proper Documentation, Contracts, And Statutory Compliance Across The Portfolio.
● Team Leadership & Capability Building: Lead And Develop A High-Performing Property Management Team, Including Leasing, Maintenance, And Customer Service Personnel. Set Clear Performance Objectives, Kpis, And Accountability Frameworks. Conduct Regular Performance Reviews And Drive Continuous Capability Development. Foster A Culture Of Professionalism, Responsiveness, And Service Excellence.
● Reporting, Systems & Governance: Provide Regular And Accurate Reporting On Portfolio Performance, Including Occupancy, Revenue, Costs, And Market Trends. Drive The Development And Implementation Of Sops And Reporting Frameworks To Enhance Operational Efficiency And Governance. Leverage Data Analytics And Systems To Support Decision Making And Improve Performance.
