Job summary
Our client is looking for an experienced Property Manager with demonstrated experience overseeing shared spaces in residential, commercial, or mixed-use properties. The property manager will ensure they are well-maintained, safe, and compliant with regulations. They will also handle coordination, supervision, and strategic management.

KEY RESPONSIBILITIES
Maintenance & Upkeep Coordination
- Schedule routine cleaning, repairs, and inspections for lobbies, hallways, elevators, parking lots, gyms, pools, etc.
- Hire and supervise vendors (janitorial services, landscapers, electricians, plumbers).
- Monitor maintenance logs and ensure work orders are completed promptly.
Budgeting & Financial Oversight
- Manage common area maintenance (CAM) fees and allocate funds for repairs/upgrades.
- Review vendor contracts to ensure cost-effective services.
- Prepare financial reports for property owners or HOA boards.
Compliance & Safety Management
- Ensure compliance with local health, safety, and building codes.
- Conduct fire drills, safety inspections, and emergency preparedness planning.
- Handle insurance claims for damages in common areas.
Tenant/Resident Communication
- Address complaints about cleanliness, noise, or maintenance issues.
- Send notices about scheduled repairs, policy changes, or disruptions.
- Organize community meetings to discuss improvements or rule changes.
Vendor & Contractor Management
- Source and negotiate contracts with cleaning crews, security, and maintenance providers.
- Inspect work quality and ensure adherence to service agreements.
- Handle invoice approvals and payment processing.
Aesthetic & Functional Improvements
- Recommend upgrades (lighting, flooring, landscaping) to enhance property value.
- Oversee renovations or remodeling of shared spaces.
- Ensure branding consistency (for commercial properties).
Security & Access Control
- Monitor surveillance systems and access points.
- Coordinate with security personnel to prevent unauthorized entry.
- Implement visitor policies (e.g., guest registration, key fob systems).
Sustainability & Waste Management
- Implement eco-friendly practices (recycling programs, energy-efficient lighting).
- Manage waste disposal contracts and ensure proper trash/recycling separation.
Record-Keeping & Documentation
- Maintain records of repairs, inspections, and compliance certificates.
- Track expenses for annual budgeting and audits.
SKILLS & QUALIFICATION
- 2+ years experience in property management, facilities management, or HOA administration.
- Strong understanding of CAM fees, lease agreements, and local regulations.
- Strong communication, problem-solving, and multitasking abilities.
- Proficiency in property management software (e.g., Zoho crm, Metapro,Buildium).
