Job summary

The Exterior & Interior Finishes Supervisor is responsible for supervising, coordinating, and monitoring all exterior and interior finishing works on construction projects. The role ensures that finishing works are executed according to approved drawings, specifications, project schedules, quality standards, and safety requirements.

Job descriptions & requirements

Supervision of Finishing Works

  • Supervise day-to-day exterior and interior finishing activities on site.
  • Coordinate and oversee finishing works including plastering, rendering, tiling, painting, ceilings, joinery, cabinetry, flooring, waterproofing, and decorative finishes.
  • Supervise installation of doors, windows, ironmongery, skirting, wall finishes, and other finishing elements.
  • Monitor external works including façade finishes, external painting, paving, walkways, landscaping interfaces, and other related works.
  • Ensure all finishing works are carried out in accordance with approved drawings, specifications, and method statements.
  • Allocate work to artisans and subcontractors according to project priorities and schedules.
  • Monitor workmanship and ensure proper execution of every finishing activity.

2. Quality Control

  • Inspect completed and ongoing works to ensure they meet the required quality standards.
  • Identify defects, incomplete works, and areas requiring rectification.
  • Coordinate correction of defective works before they are approved or covered.
  • Ensure materials and finishes used on site comply with approved samples and specifications.
  • Maintain high standards of finishing throughout the project.

3. Coordination of Trades

  • Coordinate different finishing trades to avoid delays and conflicts on site.
  • Plan the sequence of finishing activities to ensure efficient workflow.
  • Coordinate painters, tilers, plasterers, ceiling installers, carpenters, joiners, electricians, plumbers, and other relevant trades.
  • Ensure completed works are protected from damage by subsequent activities.
  • Coordinate with other site supervisors to resolve clashes and interface issues.
  • Ensure work areas are properly prepared before each finishing activity begins.

4. Site Planning & Scheduling

  • Prepare daily and weekly work plans for finishing activities.
  • Monitor progress against the approved project program.
  • Identify potential delays and recommend corrective measures.
  • Ensure adequate labour, materials, tools, and equipment are available before work commences.
  • Prioritize activities according to project requirements and completion deadlines.
  • Report progress and delays to the Construction Supervisor or Project Manager.

5. Materials & Resource Management

  • Verify that finishing materials delivered to site meet approved specifications and quantities.
  • Coordinate with the stores and procurement teams to ensure timely availability of materials.
  • Monitor material usage and minimize wastage.
  • Ensure proper storage and handling of finishing materials.
  • Report shortages, damaged materials, or quality issues promptly.
  • Ensure tools and equipment are properly used and maintained.

6. Subcontractor & Artisan Management

  • Supervise subcontractors and skilled artisans carrying out finishing works.
  • Assign tasks and monitor productivity.
  • Ensure subcontractors comply with approved drawings, specifications, schedules, and quality requirements.
  • Monitor subcontractor workmanship and rectify poor-quality work.
  • Verify completed works before recommending them for measurement or payment.
  • Maintain proper coordination and communication with subcontractors.

7. Drawings & Technical Compliance

  • Study and interpret architectural, structural, and finishing drawings.
  • Ensure site works conform to approved drawings and specifications.
  • Identify discrepancies between drawings and actual site conditions.
  • Report technical issues to the Construction Supervisor or Project Manager.
  • Ensure approved material samples, mock-ups, and finishes are followed during construction.
  • Coordinate with consultants and technical teams where clarification is required.

8. Health, Safety & Environmental Compliance

  • Ensure all finishing activities are carried out in accordance with site health and safety requirements.
  • Ensure workers use appropriate personal protective equipment (PPE).
  • Identify and report unsafe working conditions.
  • Ensure proper housekeeping within work areas.
  • Supervise safe use of ladders, scaffolds, tools, machinery, and other equipment.
  • Ensure proper disposal and management of construction waste.
  • Report accidents, incidents, and hazards to the relevant site personnel.

9. Inspection & Snagging

  • Conduct regular inspections of completed finishing works.
  • Prepare and maintain snag lists for defective or incomplete works.
  • Coordinate rectification of identified defects.
  • Verify that all snagging works are completed before inspection and handover.
  • Assist in final inspections with the Project Manager, consultants, and client representatives.
  • Ensure completed areas meet the required standards before handover.

10. Documentation & Reporting

  • Maintain daily records of finishing activities and site progress.
  • Prepare daily and weekly progress reports.
  • Record labour deployment and productivity.
  • Document material usage and site requirements.
  • Maintain records of inspections, defects, and rectification works.
  • Report delays, technical issues, material shortages, and other site challenges.
  • Provide regular updates to the Construction Supervisor or Project Manager.

11. Client & Consultant Coordination

  • Assist during client and consultant inspections.
  • Respond to site observations relating to finishing works.
  • Coordinate rectification of works based on approved comments and instructions.
  • Ensure client-approved finishes and materials are properly implemented.
