Job Purpose
The Head of Sales – Real Estate is responsible for leading and managing the company’s real estate sales function to achieve revenue growth, market expansion, and customer acquisition targets. The role involves developing sales strategies, overseeing property sales operations, managing sales teams, building strong client and investor relationships, and ensuring effective execution of sales plans across residential, commercial, and mixed-use real estate projects.
Key Duties and Responsibilities
1. Sales Strategy Development and Execution
· Develop and implement comprehensive sales strategies to achieve company revenue and growth targets.
· Design short-term and long-term sales plans for various real estate products including residential, commercial, land, and investment properties.
· Identify new market opportunities, target customer segments, and expansion channels.
· Set sales goals, performance benchmarks, and team targets aligned with organizational objectives.
· Review and refine sales approaches regularly to respond to market conditions and competitor activity.
2. Leadership and Team Management
· Lead, supervise, motivate, and manage the real estate sales team to deliver high performance.
· Recruit, train, mentor, and develop sales staff to enhance their product knowledge, negotiation skills, and selling techniques.
· Conduct regular performance appraisals, coaching sessions, and team meetings.
· Create a results-driven culture focused on accountability, professionalism, and customer service excellence.
· Address team performance gaps and implement corrective action plans where necessary.
3. Revenue Generation and Target Achievement
· Drive property sales to meet and exceed monthly, quarterly, and annual sales targets.

· Oversee closure of high-value sales transactions and support the team in complex client negotiations.
· Develop pricing input and sales incentives in collaboration with management to improve conversion rates.

4. Client Relationship Management
· Build and maintain strong relationships with prospective buyers, investors, corporate clients, brokers, and strategic partners.
· Handle key accounts and high-value client engagements to secure major deals.
· Ensure excellent customer experience throughout the sales cycle, from inquiry to closing and post-sale support.
· Resolve escalated customer complaints and sales-related issues in a timely and professional manner.
· Promote client retention and referral business through relationship-building initiatives.
5. Market Research and Business Intelligence
· Conduct ongoing real estate market research to identify trends, pricing movements, buyer preferences, and competitor activities.
· Analyze sales data and customer feedback to guide decision-making and improve sales performance.
· Advise management on market demand, new developments, and strategic positioning of properties.
· Track competitor offerings, promotions, and market behavior to maintain competitive advantage.
· Provide insights into emerging opportunities in local and regional real estate markets.
6. Sales Operations and Pipeline Management
· Oversee the entire sales process from lead generation, qualification, site visits, proposal issuance, negotiation, booking, and closure.
· Establish systems for tracking inquiries, prospects, conversions, and revenue forecasts.
· Ensure timely preparation of sales reports, projections, and pipeline analysis.
· Work closely with CRM systems and reporting tools to improve lead management and sales visibility.
· Monitor stock movement and ensure sales efforts align with available property inventory.
7. Cross-Functional Collaboration
· Work closely with the marketing department to design campaigns that generate qualified leads and strengthen brand visibility.
· Coordinate with legal, finance, project, and customer service teams to facilitate seamless transactions and client onboarding.
· Provide feedback to project development teams on customer expectations, pricing sensitivity, and market needs.
· Support management in launching new properties, promotions, and sales events.
· Ensure alignment between sales activities and company operational capabilities.
8. Policy Compliance and Risk Management
· Ensure all sales activities comply with company policies, real estate regulations, contractual requirements, and ethical standards.
· Review sales documentation and transaction processes to minimize legal and financial risk.
· Ensure accurate communication of property information, terms of sale, and ownership processes to clients.
· Maintain confidentiality of client, company, and transaction information.
· Promote transparent and lawful business practices across the sales department.
9. Reporting and Performance Analysis
· Prepare and submit regular sales performance reports to senior management.
· Present insights on revenue performance, lead conversion, team productivity, and market feedback.
· Develop and monitor KPIs for individual team members and the department as a whole.
· Use sales data to identify strengths, weaknesses, and opportunities for improvement.
· Recommend actionable strategies based on sales performance trends and market analysis.
10. Brand Representation and Networking
· Represent the company in property expos, site launches, networking events, investor meetings, and industry engagements.
· Build partnerships with agents, developers, corporate institutions, and referral channels.
· Enhance the company’s reputation in the real estate market through professional conduct and strategic relationship management.
· Promote the company’s property portfolio to local and international buyers where applicable.

Qualifications and Experience
· Bachelor’s degree in Sales and Marketing, Business Administration, Real Estate, Commerce, or a related field.
· Master’s degree in Business Administration (MBA) or related discipline is an added advantage.
· Professional certification in Sales, Marketing, or Real Estate will be an added advantage.
· Minimum of 7–10 years’ experience in sales, with at least 3–5 years in a senior sales leadership role, preferably in real estate.
· Proven track record of meeting or exceeding sales targets in the real estate sector.
· Strong experience in managing teams, high-value property sales, and client relationship management.
· Good understanding of property market dynamics, regulations, and transaction processes.
