- Set daily/weekly/monthly prices based on demand, seasonality, market trends, and competitor benchmarking.
- Implement dynamic pricing strategies across all units.
- Adjust minimum stays, restrictions, and promotions (e.g. Genius, last-minute, early- bird discounts, custom promotions).
- Manage occupancy goals and revenue targets across all booking platforms.
- Improve listing ranking by optimising:
- Titles, descriptions, and photos
- Amenities and policies
- Review responses
- Ensure availability calendars are perfectly synced across all platforms.
- Track and report on key metrics including impressions, CTR, conversion rate, booking trends, RevPAR, and occupancy percentages.
- Identify underperforming listings and provide actionable solutions.
- Monitor competitor rates in real time.
- Analyse local occupancy trends, events, holidays, and seasonal patterns.
- Conduct monthly benchmarking reports.
- Work with the reservations team to adjust prices based on demand patterns.
- Make recommendations to management on portfolio improvement and revenue opportunities.
- 2–3 years of experience in revenue management, reservations, or short-term rental operations.
- Strong understanding of Airbnb, Booking.com, and OTA performance metrics.
- Experience with dynamic pricing tools such as PriceLabs or Beyond Pricing.
- Background in data analysis or operations is preferred.
