Beyond Homes and Offices is looking for a dynamic Sales Associate to drive business growth and help strengthen our presence in the construction and Real Estate industry. This role is ideal for someone who is confident, persuasive, and passionate about building relationships and closing deals.

Job descriptions & requirements

Key Duties and Responsibilities (Commercial Leasing, Mall Spaces)

  1. Drive leasing and occupancy for our mall by sourcing and closing tenants for retail shops, anchor spaces, food court units, and service outlets
  2. Identify and qualify prospects (branches, franchises, SMEs, corporates, service providers, banks, QSRs, supermarkets, clinics, salons, etc.) and build a strong pipeline
  3. Conduct site visits and guided tours, clearly explaining unit sizes, pricing, fit-out expectations, handover timelines, utilities, parking, access, and operational guidelines
  4. Present leasing packs, floor plans, and rate cards confidently, and follow up consistently until closure
  5. Negotiate and close deals on rent, deposits, lease terms, escalation clauses, fit-out periods, signage, and other commercial terms within approved parameters
  6. Manage the full leasing process end-to-end: enquiry → viewing → proposal/offer → booking form → deposit → documentation → lease execution → handover coordination
  7. Maintain accurate records of leads, viewings, offers, objections, and closures using digital tools (CRM, Excel, Google Sheets, WhatsA,pp, email)
  8. Submit daily/weekly performance reports: leads contacted, viewings scheduled/done, proposals sent, deposits received, deals closed, and pipeline value
  9. Coordinate internally with management, project team, legal, and site team to ensure smooth handovers and quick resolution of tenant queries
  10. Support tenant mix planning by recommending target categories and flagging gaps, oversupply, and ideal anchors based on demand and location dynamics
  11. Monitor market activity (competing centres, rent ranges, incentives, occupancy trends) and propose practical improvements to pricing, promotions, and outreach
  12. Represent the mall professionally at meetings, activations, and networking events to generate enquiries and partnerships


Candidate Requirements

  • Diploma or Bachelor’s degree in Sales, Business, Marketing, Real Estate, or a related field (added advantage)
  • Minimum 5 years proven experience in commercial leasing, real estate sales, business development, or client acquisition within Real Estate and Construction
  • Strong negotiation, objection-handling, and closing ability, with evidence of targets met
  • Excellent communication, presentation, and interpersonal skills
  • Self-driven, disciplined, and results-oriented, able to work independently with minimal supervision
  • Comfortable with fieldwork: prospecting, site tours, and meeting decision-makers
  • Must own a laptop and smartphone (own vehicle is an added advantage)

    Proven Ability To
  • Build and maintain a strong network of business owners, decision-makers, and industry contacts.
  • Generate leads consistently through outbound calls, referrals, walk-ins, corporate outreach, brokers/agents, and digital channels.
  • Convert enquiries into signed leases and paid deposits through structured follow-up and clear deal management.
  • Present commercial spaces confidently, including explaining value drivers like footfall, access, parking, visibility, tenant mix, and growth potential.
  • Use digital tools to track activity, manage pipelines, and report accurately.
  • Work with targets and timelines, and maintain momentum from first contact to deposit receipt.


Performance Metrics 

  • Number of new qualified leads generated weekly
  • Number of site visits and proposals issued weekly
  • Deposits/booking forms secured monthly
  • Lease signings and occupancy achieved within set timelines
  • Conversion rate from enquiry to viewing, and viewing to deposit


Pay Structure: Retainer + 10% Commission
