The major role of the Sales agent is to drive business growth by facilitating the selling and letting of properties to ensure the company's revenue growth.

Job Description/Requirements
Reporting to: Manager
Location: Nairobi
Salary Range:
Selling and Letting:
- Achieve and exceed agreed sales targets.
- Collaborate with the Director to set the annual income target.
- Disseminate information regarding property availability and status within the company’s portfolio.
- Take notes on the general condition of properties, accessibility, and details of current tenancies where applicable.
- Negotiate selling commissions or letting fee percentages in line with company guidelines.
- Advise landlords on appropriate selling prices or rental amounts in comparison to current market rates.
- Meet weekly, monthly, and annual sales targets as directed by management.
- Actively prospect, acquire, and engage new clients, providing them with information about company services.
- Determine if buyers are interested in paying via cash, mortgage, or trade and top-up.
- Close sales and leases on properties.
- Deliver excellent sales and after-sales services to maximize sales, customer satisfaction, and retention.
- Communicate, liaise, and negotiate internally and externally to facilitate profitable business development and sustainable relationships.
Documentation:
- Prepare Listing or Letting Agreements.
- Provide the Listing or Letting Agreement to clients for signing.
- Send the Listing or Letting Agreement to landlords for execution.
- Open property files, including property records, inspection notes, photographs, and other documents.
- Obtain the title deed from clients and verify property ownership with relevant authorities.
- Prepare periodical reports for all sales assignments to keep stakeholders informed of progress.
- Review sales and tenancy agreements.
- Produce suitable 'Heads of Terms' for clients.
Vetting:
- Double-check and scrutinize buyers and tenants before selling or letting properties, including verifying their source of funds and references.
- Prepare and issue letters of offer to vetted clients.
- Ensure clients complete vetting forms.
Creativity and Innovation:
- Develop innovative ideas and sales strategies to meet company objectives.
- Assist in creating sales aids and other marketing materials for the team.
- Develop sales plans and strategies.
- Generate innovative marketing ideas.
Client Management:
- Handle client inquiries and feedback, documenting them appropriately.
- Regularly follow up with clients.
- Provide immediate solutions to client issues.
- Discuss customer feedback and determine the root cause of complaints.
- Implement corrective actions where necessary.
Publicity:
- Post properties and market them on social media.
- Share appealing photos of properties and relevant information with the target audience.
- Arrange property viewings for interested buyers.
- Participate in company events and exhibitions.
Reporting and Admin:
- Update the company CRM (Customer Relationship Management) software with property and client information and any relevant communications.
- Produce reports on sales activities.
- Participate in team meetings, training sessions, and other company programs.
Other:
- Perform any other duties as assigned by the manager or director
