Real Estate Investment & Planning Specialist
Salary: 120k
This position is based in Nairobi with frequent travel to Kigali, Rwanda
Job Description
- Responsible for market research and feasibility studies in the early stages of project promotion; conducting market dynamic surveys and analysis; tracking and researching macroeconomic conditions, regional policies, industry trends, and consumer habits and preferences; writing industry and market research reports; and providing professional opinions on project planning and design.
- Conduct in-depth research on market supply and demand, land policies, planning trends, and competitor information in target cities; conduct feasibility analysis and due diligence on proposed investment projects; identify, assess, and analyze project risks; and formulate corresponding risk response strategies.
- Responsible for site selection and value assessment of project plots; deeply involved in the initial planning and product positioning design of projects; providing reasonable suggestions on development intensity and business mix; and writing project planning and positioning reports and product proposals.
- Based on project characteristics and company requirements, plan investment schemes to ensure that investment schemes are both in line with company interests and feasible and competitive; participate in communication and coordination with financial institutions and partners to strive for favorable financing conditions and cooperation
- Lead the cost and benefit calculations for projects and products, analyzing key indicators such as land costs, development cycle, return on investment (IRR), and net profit; forecast marketing and promotion expenses, sales volume, and payment collection cycle.
- Responsible for the implementation, optimization, or adjustment of overall planning schemes, establishing a pricing system, and controlling the sales pace.
- Based on the company's strategic goals, lead the overall planning and development of online and offline promotional activities, including marketing activities and public relations
- Coordinate communication with the design, engineering, and marketing departments throughout the project implementation process, monitoring project development progress and product sales
Minimum Qualifications
- Bachelor's degree or above in Real Estate Management, Marketing, Finance, Urban Planning, or Land Resource Management; MBA
- At least 5 years of comprehensive experience in investment development, market research, strategic analysis, and project positioning planning in small to medium-sized real estate companies; familiar with the entire real estate development process.
- Proficient in investment calculation models; possesses strong information gathering, data processing, and analysis
- Excellent writing skills; able to independently write high-quality, logically clear investment analysis
- Excellent business negotiation and communication skills; strong sense of responsibility and self-motivation; rigorous logical thinking ability and teamwork spirit; results-oriented.
