Building Caretaker -Mombasa (For A Commercial Property In Mombasa)

Requirements: 

• Certificate/Diploma In Technical Field In Electrical, Mechanical Or Related Field. 
  
• Basic Plumbing Skills Is An Added Advantage.

Experience: 

• At Least 3 Years Working Experience As A Caretaker In A Busy Commercial Site. 
  
• Experience In Handling Technical Repairs Or Maintenance Of Commercial Building/Facilities.

Salary:  Kshs. 40,000 - 60,000 Plus Company Benefits

Duties: 

• Building Maintenance And Repairs: - Conduct Routine Inspections Of The Building (Interior & Exterior). Handle Minor Electrical And Plumbing Repairs. Identify Faults And Escalate Major Repairs To Management. Ensure All Equipment (Lights, Switches, Sockets, Piping) Are Functional. 
  
• Electrical Systems Oversight: - Monitor Power Supply, Distribution Boards And Backup Systems. Troubleshoot Electrical Faults And Outages. Ensure Compliance With Electrical Safety Standards. Coordinate With External Electricians When Needed. 
  
• Plumbing Maintenance: - Check And Repair Leaks, Blockages And Water Systems. Maintain Water Tanks, Pumps And Drainage Systems. Ensure Continuous Water Supply To Tenants. Respond Quickly To Plumbing Emergencies. 
  
• Tenant Support And Issue Resolution: - Act As The First Point Of Contact For Tenant Maintenance Complaints. Log And Track Tenant Issues Until Resolution. Maintain Good Working Relationship With Tenants. Ensure Minimal Disruption To Tenant Operations. 
  
• Supervision Of Cleaning Services: - Monitor Cleanliness Of Common Areas (Corridors, Staircases, Washrooms). Ensure Cleaning Schedules Are Followed. Report Any Gaps Or Issues To Management. 
  
• Safety And Compliance: - Ensure Fire Safety Equipment (Extinguishers, Alarms) Is Functional. Monitor Emergency Exits And Signage. Ensure Adherence To Safety Regulations And Building Policies. Report Hazards And Take Corrective Action. 
  
• Security Coordination: - Liaise With Security Personnel. Monitor Access Control And Ensure Only Authorized Entry. Report Suspicious Activities Or Incidents. 
  
• Preventive Maintenance Planning: - Schedule Routine Servicing Of Building Systems. Keep Maintenance Records And Logs. Recommend Improvements To Reduce Breakdowns And Costs. 
  
• Emergency Response: - Respond To Urgent Issues Such As Power Failure, Water Leakage Or Safety Hazards. Take Immediate Action To Minimize Damage. Coordinate With Emergency Services If Necessary.
  
• Utility Monitoring And Reporting: - Track Electricity And Water Usage If Required. Assist In Meter Readings Where Applicable. Report Unusual Consumption Or System Faults.
