Job summary

The Site Manager is responsible for overseeing daily operations across our construction sites. The role entails managing site personnel, subcontractors, work schedules, material logistics, and quality control to ensure all projects are delivered safely, on time, and strictly within allocated budgets.

KEY RESPONSIBILITIES, DUTIES & KPIS

1. Daily Site Operations & Execution 

  • Direct, coordinate, and supervise all daily activities on-site from project commencement to practical completion.
  • Review structural drawings, architectural blueprints, and engineering specifications to ensure work is executed accurately.
  • Coordinate work schedules for internal laborers, site foremen, and external subcontractors.

KPIs: 100% compliance with engineering specifications; 0% rework caused by misinterpretation of project blueprints.


2. Timeline & Schedule Management 

  • Monitor construction progress against baseline project schedules; proactively identify and mitigate delays.
  • Schedule trade handovers and organize daily/weekly site briefings for project teams.

KPIs: Milestone completion within ± 5 days of target schedule; daily activity log updated with 100% accuracy.


3. Material, Equipment & Inventory Control

  • Requisition, inspect, and sign off on incoming building materials, tools, and heavy machinery deliveries.
  • Implement strict inventory security controls on site to prevent waste, damage, or theft.

KPIs: Less than 3% material wastage rate; 0 theft or unaccounted inventory incidents.


4. Quality Assurance & Regulatory Compliance

  • Enforce rigorous quality control standards across all phases (foundations, structural framing, finishing, and services).
  • Coordinate site inspections with county government officials, structural engineers, and regulatory bodies (NEMA, NCA).

KPIs: Zero compliance fines or work-stop notices from regulatory authorities (NCA/County); pass rate >95% on initial quality audits.


5. Health, Safety & Environment (HSE)

  • Enforce strict compliance with Occupational Health and Safety (OHS) regulations on-site.
  • Conduct mandatory daily safety toolbox talks and ensure all workers and visitors wear proper Personal Protective Equipment (PPE).

KPIs: Zero lost-time injuries (LTI) or critical safety incidents on-site.


6. Team Leadership & Subcontractor Management

  • Manage site crew performance, resolve daily operational conflicts, and log attendance accurately for payroll processing.
  • Evaluate subcontractor performance and ensure adherence to agreed scopes of work and technical standards.

KPIs: Subcontractor scope sign-off on schedule; daily site attendance rosters submitted on time.


7. General & Other Duties

  • Perform any other general duties as assigned by the supervisor or executive leadership.

PERFORMANCE EVALUATION The employee’s performance will be evaluated quarterly against benchmarks issued during the formal Performance Management & Development (PMD) exercise.


JOB QUALIFICATIONS & REQUIREMENTS

Education: Diploma or Bachelor’s degree in Construction Management, Civil Engineering, Building Construction, or a related field.

Accreditation: Active registration or accreditation with the National Construction Authority (NCA) is highly preferred.

Experience: 2+ years of proven hands-on experience as a Site Manager or Construction Supervisor in commercial/ residential building projects.

Technical Skills:

  • Strong proficiency in interpreting architectural, structural, MEP, and engineering drawings.
  • Practical knowledge of Kenyan building codes, NCA guidelines, and OHS standards.
  • Basic proficiency in project management tools (MS Project, Excel, or AutoCAD).


COMPETENCIES & WORKING CONDITIONS

Competencies: Strong leadership, site problem-solving skills, firm command of site safety practices, and effective communication.


Working Conditions: On-site construction environment requiring physical stamina, regular site walkthroughs, and occasional weekend supervision as project timelines dictate.
