JOB PURPOSE
To lead the development, investment, optimisation and commercialisation of the Group's real estate portfolio, ensuring properties are assessed and positioned for maximum financial and strategic value.
KEY RESPONSIBILITIES
1. Property Development & Investment
o Develop and implement the Group's real estate development strategy and pipeline.
o Assess properties and determine the highest and best use.
o Recommend whether assets should be developed, sold, retained, leased, subdivided or partnered.
o Develop residential, commercial, industrial, retail and mixed-use development concepts.
2. Feasibility & Financial Analysis
o Conduct technical, market and financial feasibility studies.
o Prepare development budgets, cash flows, ROI/IRR and profitability projections.
o Analyse property market trends, demand, pricing, rental potential and population/infrastructure growth.
o Prepare investment papers and recommendations for management approval.
3. Land Development & Planning
o Identify and implement land subdivision and value-enhancement opportunities.
o Assess potential for commercial centres, retail facilities, industrial use and other income-generating developments.
o Coordinate architects, planners, surveyors, quantity surveyors, engineers and other consultants.
o Coordinate planning, subdivision, change-of-use and development approvals.
4. Project Management
o Lead approved projects from concept, design and approvals through implementation and completion.
o Manage project budgets, timelines, quality and deliverables.
o Monitor contractors and consultants and address delays, risks and cost overruns.
5. Joint Ventures & Commercial Partnerships
o Identify and evaluate viable joint ventures and strategic development partnerships.
o Conduct commercial due diligence and prepare partnership proposals.
o Review existing/shelved development proposals and advise on their current viability.
6. Asset Optimisation & Disposal
o Identify opportunities to improve the utilisation, income and capital value of existing properties.
o Evaluate properties proposed for disposal against potential future development value.
o Recommend redevelopment, refurbishment, change of use, leasing, partial development or disposal where appropriate.
7. Reporting & Portfolio Monitoring
o Maintain an up-to-date property portfolio and development pipeline.
o Provide monthly/quarterly reports on project progress, costs, risks, investment requirements and expected returns.
o Track approved projects against agreed financial and operational targets.
EDUCATION & PROFESSIONAL QUALIFICATIONS
• Bachelor's degree in Real Estate, Land Economics, Property Management, Construction, Architecture, Quantity Surveying, Urban Planning, Finance, Business Administration or related field.
• Membership in Institution of Surveyors of Kenya (ISK).
• Master's degree in Real Estate, Finance, Property Development, Project Management or related field is an added advantage.
EXPERIENCE
• 8–12 years' relevant experience in real estate development, property investment or asset management.
• Proven experience in property feasibility studies, financial modelling and investment appraisal.
• Experience in land development, subdivision, planning and development approvals.
• Experience managing residential, commercial, industrial or mixed-use projects.
• Experience working with consultants, contractors, county authorities and other stakeholders.
• Experience in property valuation, market analysis, project management, negotiations and joint ventures.
