Client Overview
Our company is undertaking a major mixed-use residential development in Kisumu and is seeking to appoint a highly experienced Senior Project Manager to lead full-scale site execution.
Project Scope
The development comprises:
● 5-acre site
● 6 Residential Blocks (Ground + 14 Floors each)
● 1 Mixed Used Block(Ground +11 Floors)
● Associated infrastructure and external works
● Ancillary facilities including:
○ A School
○ A Community Centre
○ Internal roads, parking, drainage, and utility services
This is a high-density, multi-structure development requiring advanced planning, coordination, and commercial control.
Role Summary
The Senior Project Manager will have full operational responsibility for planning, coordinating, executing, and delivering the entire development from mobilization through to completion and handover.
The role demands a technically strong, commercially astute leader capable of managing multiple concurrent high-rise structures while maintaining schedule integrity, cost control, quality standards, and regulatory compliance.
Key Responsibilities
1. Strategic Project Planning
● Develop and manage the master construction programme (critical path driven).
● Oversee sequencing across 7 simultaneous high-rise blocks.
● Coordinate structural, architectural, MEP, and external works integration.
● Identify long-lead items and ensure procurement alignment.
● Proactively manage project risks and mitigation plans.
2. Commercial & Cost Management
● Prepare and manage detailed project budgets and cash flow forecasts.
● Monitor cost performance and prevent overruns.
● Evaluate and approve sub-contractor valuations and claims.
● Implement value engineering strategies.
● Ensure strict cost discipline across all workstreams.
3. Site Leadership & Operational Control
● Lead site managers, engineers, quantity surveyors, safety officers, and subcontractors.
● Ensure productivity targets are achieved across all blocks.
● Enforce site discipline, safety, and quality standards.
● Conduct regular coordination and progress meetings.
● Drive performance through KPIs and milestone tracking.
4. Stakeholder & Consultant Management
● Serve as primary liaison between client, consultants, contractors, and regulatory authorities.
● Lead technical and progress meetings.
● Resolve contractual and operational disputes efficiently.
● Maintain structured and professional reporting frameworks.
5. Compliance, Quality & Safety Oversight
● Ensure adherence to approved drawings and specifications.
● Enforce statutory compliance and building regulations.
● Maintain high-level QA/QC systems.
● Champion a zero-harm safety culture across the site.
6. Reporting & Governance
● Deliver weekly and monthly executive progress reports.
● Track schedule, cost, and risk performance.
● Maintain comprehensive project documentation.
● Oversee final commissioning and handover processes.
Candidate Profile
We require a candidate with:
● Minimum 10+ years’ experience in large-scale construction.
● Demonstrated experience managing:
○ Multi-block high-rise developments (G+10 and above).
○ Projects on sites exceeding 5 acres.
○ Mixed-use developments with ancillary facilities.
● Proven track record delivering projects within budget and on schedule.
● Strong command of construction sequencing and high-rise methodology.
● Advanced proficiency in project scheduling tools (MS Project).
● Strong commercial acumen and cost-control capability.
● Exceptional leadership and stakeholder management skills.
Educational & Professional Requirements
● Bachelor’s Degree in Civil Engineering, Construction Management or related discipline.
● Professional registration (EBK, BORAQS, or equivalent) preferred.
● PMP or equivalent project management certification is an advantage.
