DUTIES AND RESPONSIBILITIES
Sales & Business Growth
· Develop and implement effective sales strategies to achieve and exceed monthly and annual sales targets.
· Drive land sales and revenue growth through effective lead generation, conversion, and customer engagement.
· Identify new business opportunities, sales channels, partnerships, and market segments.
· Develop strategies to improve lead conversion and increase market share.
· Monitor market trends, competitor activities, pricing, locations, and customer demand within Ruiru–Kamakis and surrounding areas.
· Develop and maintain a strong sales pipeline.
Sales Team Leadership & Management
· Lead, motivate, coach, and manage the sales team to achieve consistent results.
· Set individual and team sales targets and monitor performance against agreed KPIs.
· Conduct regular sales meetings, performance reviews, and pipeline reviews.
· Provide coaching and practical support to sales representatives to improve conversion rates.
· Identify performance gaps and implement appropriate corrective and development measures.
· Foster a disciplined, accountable, and results-oriented sales culture.
Land Sales Operations
· Oversee the daily operations of the real estate land sales office.
· Ensure all sales activities comply with established company procedures and standards.
· Manage the customer journey from initial enquiry through qualification, site visits, negotiations, booking, documentation, and completion.
· Coordinate site visits and ensure prospective clients receive a professional sales experience.
· Ensure accurate and timely recording of leads, client information, bookings, payments, and transactions.
· Work closely with management and relevant departments to ensure smooth execution of sales and administrative processes.
· Support weekend sales operations and site activities as required.
Client & Stakeholder Management
· Build and maintain strong relationships with clients, investors, agents, and other relevant stakeholders.
· Handle customer concerns, complaints, and escalations professionally and promptly.
· Maintain high standards of customer service throughout the sales process.
· Support the team in negotiations and high-value or complex client engagements.
· Develop strategies for customer retention, referrals, and repeat business.
Reporting & Performance Management
· Prepare regular sales reports, forecasts, pipeline updates, and management performance reports.
· Track sales performance, lead conversion, bookings, collections, and other relevant KPIs.
· Analyze sales data and provide actionable recommendations to management.
· Ensure the sales team maintains accurate and up-to-date records.
· Monitor operational performance and recommend improvements to increase efficiency and profitability.
KEY REQUIREMENT SKILLS AND QUALIFICATION
· Diploma or Degree in Real Estate, Sales & Marketing, Business Administration, or a related field will be an added advantage
· Minimum 3 years' experience in a competitive real estate sales environment.
· Proven experience specifically in land sales is highly preferred.
· Strong practical knowledge and experience selling land in Ruiru–Kamakis.
· Demonstrated experience leading and managing a sales team.
· Strong understanding of real estate sales processes, lead management, negotiations, and customer conversion.
· Proven track record of achieving or exceeding sales targets.
· Good understanding of sales performance management and reporting.
